After leaving the A68, the approach to Waterfalls will be along an informal winding drive lined with trees. This opens out onto a formal gravel and stone walled courtyard, with lawns and water features, bounded by a carriage house and three stone barn conversion holiday cottages.

The reception area, shop, restaurant and bar are sited here. Visitors will continue through the formal walled gardens into woodland, where 18 two and three bedroom luxury chalets are situated within existing woodland, offering seclusion and privacy with excellent views over the beautiful Northumberland countryside.

The timber-framed Equestrian Centre will provide permanent and semi-permanent livery facilities for up to 16 horses and will include a competition-size outdoor arena.

The leisure facility will include a pool and beauty spa.
